We SHARE our (seller paid) sales commission with you!
When Share Realty was founded, most sellers were offering 3% of the sales price to the buyer's agent. We introduced the concept of a buyer's rebate, in which we gave 1/3 of that back to our buyers at or after closing. Since the NAR Settlement in 2024, commission is negotiated on the contract, but Share Realty still offers a better buyer experience in a few ways.
For full-service buyer's agency, your agent assesses your needs, writes MLS searches for you, schedules and attends showings, helps you find the perfect home, advises you on comparable sales, value, and budget, and then guides you through the contract-writing and home-buying process, we still offer that service for the 2% we have always essentially charged from the beginning. You can still ask the seller to pay that fee, and it will often make you a stronger buyer against those being represented by an agent requiring a higher fee.
In cases where it's possible to request the seller to pay more than our 2% minimum, we also still offer our rebate on any amount above our 2% minimum. It can help pay for your closing costs, or you can simply accept it after closing and spend it however you like!
We also offer flexible agency terms. We're happy to limit our contracts to just one day, or just one house. Realtors are like shoes, fit is important.
